Buying Land to Build a Home: What should you know?

  1. Estimate the lot to be about 20% to 30% of the finished value of the home. 

-If you spend $100,000 on the lot, expect your home to cost about $330,000 to build. 

-Most homes built by a builder are likely a minimum of $300,000 to build.

 

  1. Make sure to check the zoning

-The local planning authority determines how a piece of land can be used.

-Also check the setbacks. These are rules on where improvements can be. made on the land, for example, how far from a road the improvements need to be.

 

  1. Check the utilities that come with the land.

-Make sure you know if there is electric, sewer or septic, water, well, internect, gas, etc.

These can cost upwards of $100,000 to put in if they are not already in place.

  1. Look into costs for clearing and grading the land. 

-Figure out how much of the land can be built on.

-Costs for removing trees, leveling land,tearing down any existing structures, etc, can add up.

  1. Look into financing if you are not paying cash.

- All lenders do not finance land.

-look for USDA land loans, or construction loans.

 

  1. Next you will need to hire Architects, Contractors, Builders, Interior Designers etc.

-Make sure your contractors and builders get all the necessary permits

-make sure everything is fully inspected.

-Once you receive the certificate of occupancy, you can move in!
