Buying or selling a home is an exciting process, and part of that journey includes signing a few important documents that set everything in motion. Two of the most common are the listing agreement if you are selling, and the buyer agency agreement if you are purchasing. These contracts outline how your agent will represent you, what services they will provide, and how the process will be handled from start to finish so you can move forward with clarity and confidence.

A listing agreement gives your agent the ability to market your home and guide you through the sale. This often includes pricing strategy, professional marketing, listing exposure, showing coordination, negotiation, and managing the contract all the way through closing. A buyer agency agreement establishes your agent as your advocate during your home search and purchase, which can include helping you find properties, analyzing value, writing and negotiating offers, coordinating inspections, and guiding you through every step of the transaction. These agreements are designed to keep everyone aligned and protect your interests while clearly defining what you should expect from your agent.

One important piece to understand is that these are legal agreements with specific timeframes and terms. In most cases, they are exclusive for a set period, meaning you and your agent have agreed to work together during that time. Because of that, an agent typically cannot just be “fired” without cause while the agreement is active. If a contract is ended without a valid reason and a transaction still happens during that timeframe, there can be financial obligations outlined in the agreement.

At the end of the day, these contracts are there to create a strong, professional partnership. When you understand what you are signing and the level of service you are entitled to, you are in a much better position to have a smooth and successful buying or selling experience.
